Karoliniškės and Lazdynai
Typical Soviet-era residential districts that are now among the most affordable in Vilnius. Prices range from 2,300 to 4,500 euros per square meter. Renovated buildings offer significantly better energy efficiency and comfort. Both districts have solid infrastructure — shops, schools, and public transport stops. For investors, these areas are attractive due to strong rental yields.
Pilaitė and Pašilaičiai
Rapidly growing districts in the western part of Vilnius. Pilaitė prices are 2,700–4,500 euros per square meter, while Pašilaičiai ranges from 2,400 to 4,000. Many new residential complexes are being built, creating ample supply. The main drawback is the commute to the center during rush hour.
