Market Statistics Calculation

Price averages and medians are calculated from listing prices in each district. Data is grouped by area, number of rooms, and construction period.

District Tiers

Districts are categorized by average price per square meter, infrastructure development, and livability scores.

Trends Calculation

Price trends are calculated by comparing monthly averages over time. We show the percentage change over the selected period.

We're developing an AI-powered apartment valuation model using official Registry Center data. Detailed methodology will be available here once the feature launches.

Data Sources

We use real estate market data and official state registry data
The model evaluates listing prices — these are NOT transaction prices
Listing prices are typically 5–15% higher than actual transaction prices
Data is updated regularly

Limitations

Valuation is based on listing prices, not transactions — actual sale price may differ
The model works best for standard apartments — very unusual features (e.g., penthouse, loft) may have higher error margins
Districts with less data may have lower accuracy
The valuation does not account for the specific apartment's condition, view, or neighborhood — only a professional appraiser can do that
